Tree Density And Size

This is the biggest factor. Light brush and saplings clear fast. A stand of mature oaks takes cutting, pulling stumps, and handling far more debris per acre. When you compare estimates, make sure each contractor actually walked the property, because density is impossible to judge from a satellite photo.

Terrain And Access

Flat, dry, open ground is the cheapest ground to work. Slopes, wet areas, creeks, and tight access all slow equipment down. A Charlotte lot inside 485 with one narrow entry takes a different plan than an open Union County pasture, even at the same acreage.

How Debris Is Handled

Hauling debris off site is often the largest single cost after the clearing itself. Mulching in place, piling, or burning where the county allows can bring the total down significantly. This is a conversation worth having before the estimate, not after.

The Finished Condition You Need

Cleared enough to walk and cleared enough to build on are two different jobs. If the next phase is construction, stumps come out and rough grading usually follows. If you're reclaiming pasture or cleaning up fence lines, the scope, and the cost, is lighter.

Permits

In Mecklenburg County and most surrounding counties, land disturbance over one acre generally requires a permit and an erosion control plan. Smaller jobs usually don't, but HOAs and local tree ordinances can still apply. We flag anything we see during the walk-through.
